Avillia Developments’ Port Okanagan project will include a seaside hotel on a corner of Okanagan Landing and Lakeshore. It will extend throughout Lakeshore to include residential and commercial uses for many families. The proposal will also include a conference center, a park area and improved access to the public waterfront, while protecting a sensitive wetland area. The project would require multiple formal revisions of the Community plan. The properties cover an area of 6.35 hectares (15.7 acres) A report to the council said the Port Okanagan project “will provide a unique opportunity to increase public enjoyment of the lake while creating a tourist and residential destination”. The mixed use village will consist of a mixture of low to medium buildings, up to 10 floors, with underground parking structures as well as quality parking. The site includes a high value wetland and a sensitive ecosystem, as well as the shore of Lake Okanagan, the report notes. An environmental assessment identifies suitable areas for protection and improvement along the stream and would require the permission of the Ministry of Fisheries and Oceans for projects that may affect the fish habitat. A flood risk assessment report will also be required. As the property is 4,000 meters from Vernon Regional Airport, the height of the structures can not be more than 45 meters.
